During my internship at a real estate private equity firm, I was tasked with conducting an in-depth evaluation of a potential land acquisition opportunity. This particular project exemplifies my strong attention to detail and commitment to delivering precise and reliable assessments. The first step in the land evaluation process was to thoroughly research and analyze the local real estate market dynamics, zoning regulations, and development trends. This groundwork was essential to understanding the land's potential value and its viability for future use. In addition to the physical examination, reviewed the title deeds, easements, restrictions, and any potential encumbrances that could impact the land's value or development potential. To assess the land's financial viability, I conducted a thorough financial analysis. This included evaluating the projected construction costs, estimated revenue from potential development scenarios, and the overall ROI. Throughout the evaluation process, I maintained detailed records of my findings and organized them into a comprehensive report. This report served as a valuable resource for the investment committee, providing them with a clear and well-documented understanding of the land's overall value.

When purchasing from a new brand, I consider three key factors. Firstly, I prioritize brands with strong ethics and values, including fair trade practices, sustainable sourcing, and commitment to social and environmental causes. Secondly, I look for high-quality materials that are durable and sustainable, such as organic or recycled materials. Lastly, I take into account shipping costs and policies to ensure affordability and convenience. Clear information about shipping times, tracking, and returns is essential. Considering these factors allows me to make informed decisions that align with my values and preferences when supporting new brands.
